Inventory is loosening, slowly

More homes are reaching the market than a year ago, which gives buyers a little more room to negotiate. Well-prepared sellers still do very well, but presentation and pricing matter more than they did at the peak.

Pricing rewards the prepared

Homes that are staged, photographed properly and priced to the comparables are still selling quickly. The gap between a sharp listing and an average one has widened.
